The South Carolina State House in Columbia, South Carolina

Warehouse Equipment for Columbia, SC

Columbia sits at the crossing of I-20, I-26 and I-77, with the Port of Charleston under two hours away.

We handle the whole job rather than just selling the steel. Design, permitting, material, installation and, when the time comes, relocation. Stein is a licensed general contractor, so one company carries the project from the drawing through the final inspection.

Where We Work

Where the Warehouses Are in Columbia, SC

The Midlands work as an inland distribution hub rather than a port market, and much of the space sits in Lexington County rather than the city.

Saxe Gotha Industrial Park

In West Columbia, Lexington County. The largest concentrated industrial park in the metro, with Nephron Pharmaceuticals, Amazon and Dominion Energy operating there.

803 Industrial Park

At Columbia Metropolitan Airport in Lexington County. UPS bases its Southeast regional air hub here, alongside a ground hub, FedEx Freight and a Norfolk Southern transload rail terminal, about a mile from I-26.

The Shop Road and Bluff Road corridor

Columbia's in-city industrial spine, at the I-77 interchange southeast of downtown.

Permitting

Permits in the Midlands

Inside the city, commercial plans go through the City of Columbia Planning and Development Services Department, specifically its Development Center, which is the single point of entry and runs concurrent review across several departments at once.

Fire review comes from the Columbia Fire Department's Fire Prevention Division, whose plans examiner reviews new construction and remodeling throughout the city.

One thing worth knowing: the fire department is a joint city-county agency, so the same organization covers Columbia and Richland County. Permit intake still splits by jurisdiction, and two of the largest industrial parks are in Lexington County rather than Richland.

Under the International Fire Code you need a permit once a building holds more than 500 square feet of high-piled combustible storage, and high-piled means the top of the load sits above 12 feet. That covers most pallet rack projects. The code itself is the same in every jurisdiction, but the forms you file and the reviewer who reads them change from one county to the next.

  • Storage with the top of the load above 12 feet, whether rack, shelving or floor-stacked piles
  • More than 500 square feet of high-piled storage area
  • Combustible commodities, counting the carton and the wood pallet, not just the product
  • A new tenant or a change of use in an existing building

South Carolina adds a state step for sprinkler shop drawings, and the local authority has to verify the submittal in the state system before the state fire marshal treats it as received. Get the walkthrough before the anchors go in, while changes are still cheap. How our permitting process works

Used Equipment

We Buy and Sell Used Rack Too

Not every job needs new steel. We keep a used yard in Charlotte and sell out of it across the country, usually at a third to half off new. Kyle Austin runs that side and can tell you what is on the ground today.

It works the other way as well. If you are closing a Columbia warehouse, relocating, or clearing out rack you no longer need, we buy it. Small quantities and large ones, and our crew does the removal.

Buy Used Rack

Beams, uprights and wire decks out of our own yard, inspected before they ship. Used pallet rack in Columbia

Sell Us Your Rack

We buy rack in every style, and we take small and large quantities. Send Kyle the type, the sizes and a rough count and he will come back with a number. Sell us your pallet rack
