Warehouse Equipment for Greenville, SC

Greenville sits on I-85 almost exactly midway between Atlanta and Charlotte, with I-385 running into downtown and I-185 serving the industrial south side.

We handle the whole job rather than just selling the steel. Design, permitting, material, installation and, when the time comes, relocation. Stein is a licensed general contractor, so one company carries the project from the drawing through the final inspection.

Where We Work

Where the Warehouses Are in Greenville, SC

Greenville's industrial base clusters south and east of downtown, and much of it is outside the city line.

SCTAC and Donaldson Field

A 2,600-acre business park south of the city with more than 110 companies, including Michelin, Lockheed Martin and 3M. Its board is a City of Greenville board.

Inland Port Greer

Fifteen minutes up I-85. It gives Upstate shippers overnight Norfolk Southern rail service to the Port of Charleston, 212 miles away, which is why so much space here is inbound and export rather than fulfillment.

The I-85 corridor east

Running toward Greer and the Spartanburg County line, with older flex and mid-size warehouse stock along the interstate.

Permitting

Permits in Greenville County

Inside the city, building permits come from the City of Greenville Building and Permit Center, and the Greenville City Fire Department's Fire Prevention Division handles code inspections, plan reviews and permit inspections.

Outside the city line, which is where most of the area's warehouse space is, Greenville County Building Safety and Code Enforcement runs commercial plan review. The county does not do the fire review itself. Its own guidance says fire reviews are coordinated with the local fire marshal's office.

That phrase means something specific here. In Greenville County the local fire marshal is an independent fire district, not a county office, so which fire marshal reviews your building depends on your address. County plan review also asks for a storage occupancy supplement on storage projects.

Under the International Fire Code you need a permit once a building holds more than 500 square feet of high-piled combustible storage, and high-piled means the top of the load sits above 12 feet. That covers most pallet rack projects. The code itself is the same in every jurisdiction, but the forms you file and the reviewer who reads them change from one county to the next.

  • Storage with the top of the load above 12 feet, whether rack, shelving or floor-stacked piles
  • More than 500 square feet of high-piled storage area
  • Combustible commodities, counting the carton and the wood pallet, not just the product
  • A new tenant or a change of use in an existing building

South Carolina adds a state step for sprinkler shop drawings, and the local authority has to verify the submittal before the state fire marshal treats it as received. Get the walkthrough before the anchors go in, while changes are still cheap. How our permitting process works

Used Equipment

We Buy and Sell Used Rack Too

Not every job needs new steel. We keep a used yard in Charlotte and sell out of it across the country, usually at a third to half off new. Kyle Austin runs that side and can tell you what is on the ground today.

It works the other way as well. If you are closing a Greenville warehouse, relocating, or clearing out rack you no longer need, we buy it. Small quantities and large ones, and our crew does the removal.

Buy Used Rack

Sell Us Your Rack

We buy rack in every style, and we take small and large quantities. Send Kyle the type, the sizes and a rough count and he will come back with a number. Sell us your pallet rack
